Thinking About Downsizing? Here’s How to Make the Move Easier

I know how overwhelming the idea of downsizing can feel—whether it’s driven by a big life change, retirement, or simply realizing your home no longer fits your lifestyle. The good news? It doesn’t have to be stressful. With a solid plan (and a little help), this next chapter can actually feel like a fresh start.

If you’re thinking about downsizing in Saskatoon, here are five steps I walk my clients through to make the process smoother—and a few things I hope will help you, too.

Visit my Seller’s Resources here for more helpful tips, or reach out anytime for a chat about your situation.

Step 1: Get Clear on What You Need (and What You Don’t)

Before you start looking at new homes, let’s figure out what you’re really looking for. Do you want to be closer to family? Hoping to cut down on maintenance? Maybe you’re dreaming of a place with fewer stairs or easier access to medical care.

Think about how long you plan to stay in your next home. Will your needs change in five or ten years? If so, it’s worth considering now.

I always suggest making a simple “must-have” and “nice-to-have” list. And if you’re feeling stuck, I’d be happy to sit down with you and talk it through. I can also help you figure out what your current home is worth so you know what kind of budget you’re working with.

Step 2: Find the Right Fit for Your Next Home

Once we know what matters most, we can start looking at what’s out there. Whether you’re interested in a condo, a bungalow, or a community designed for downsizers, there are plenty of great options around Saskatoon.

If you’re considering relocating out of the city or province, I can connect you with trusted REALTORS® in other areas to make that process easier.

And if you’re navigating health needs or family dynamics, we’ll talk through that, too—everything from access to care to proximity to grandkids.

Step 3: Prep and Sell Your Current Home—Without the Stress

Selling a home can feel like a huge task, especially if you’ve been there a long time. I get it. My goal is always to take as much of the worry off your plate as possible with a solid plan and a well connected network of local service providers.

Here’s what I focus on to get you top dollar:
✅ Smart pricing based on the current Saskatoon real estate market
✅ Staging advice to make your home shine
Professional photography and marketing that gets eyes on your listing
✅ Maximum exposure through MLS®, social media, and local networking

If finances are part of the reason you’re downsizing, we’ll talk about ways to maximize your sale so you’re set up well for your next move.

Step 4: Start Sorting Sooner Than You Think

One of the hardest parts of downsizing is figuring out what to do with all your stuff—especially the sentimental things.

Here’s what I recommend:

  • Start early. A little at a time is much easier than a rush at the end.

  • Focus on eliminating duplicates first.

  • Pass special items on to family or friends now—sharing those stories can be really meaningful.

  • Keep what helps you live the life you’re moving toward, not the one you’re leaving.

And if it gets overwhelming? Take a break. This is emotional work, and it’s okay to treat it that way.

Step 5: Don’t Be Afraid to Ask for Help

There’s no rule that says you have to do this alone. Family, friends, professional organizers—there are lots of people who can help make this easier.

If finances are holding you back, let me know. There may be ways to tap into your home’s equity to free up some funds and get you the support you need.

Need specialized help? There are senior move managers who handle everything from sorting to moving day—if that’s something you’re interested in, I’m happy to share resources.

Wondering If Now’s the Right Time? Let’s Chat.

If your home no longer feels like the right fit, it might be time for a change—and that’s okay. Downsizing doesn’t mean settling for less. In fact, it can mean more comfort, more freedom, and less to worry about.

If you’re curious what that could look like, I’m here to answer your questions—no pressure, just a conversation.
